Kiran, a TV serial director, finds himself broke after his latest show is shelved and sinks deep into debt. He and his girlfriend, Smita, learn of a dilapidated ancestral palace in Araku Valley through a letter from his late father, and see a chance to turn it into a resort to clear their debts. To make the plan work, Kiran cons the son of his creditor, JP, and flees to Araku with Smita. He enlists Sarath and his bombshell sister Rashmi to help convert the palace into a thriving retreat.
From the very first day, guests begin arriving—a mix of visitors that includes a couple named Anandam and Sadanandam, a Chinese woman and her husband, plus a drillmaster and a bodybuilder. Yet their stay turns deadly: within one night, all these visitors die, leaving only a schoolteacher and a group of children alive. The trio digs graves and covers them, and a local digger grows suspicious enough to alert the police. When questioned, Kiran insists the guests died mysteriously, and the police review the resort’s register, discovering a chilling twist: these were the former owners of the palace, who had supposedly died years earlier in the same manner after registering their names.
Determined to uncover the truth, the group encounters an old man, L. B. Sriram, who explains that the palace is haunted by a devil—one he claims he inadvertently released when he was lured by its human facade. The warning is stark: the devil will kill anyone who buys the palace, and Kiran could be next. Hoping for help, they seek out an exorcist, but the supposed expert turns out to be a cheat and is beaten by the entity itself.
On Ammavasya, the night of the full moon, the devil attains true power and possesses Smita, Sarath, and Rashmi in a bid to kill Kiran. A tense struggle ensues, and JP, along with his son and gang, storms the palace, forcing Kiran to transfer ownership despite his protests.
As they step outside, the ghosts of the former owners begin to move back inside, with JP and his gang following them, suggesting they too have fallen to the supernatural force. The film closes on a somber note as Kiran and his allies exit the haunted palace, leaving behind the ominous legacy of what they attempted to claim.
