Kiran is a TV telemarketer who lands in serious trouble when one of his promotional spots unintentionally backfires on Durai’s son during a commercial for him. Soon after, he discovers a letter from his biological father revealing that he has inherited a mansion in a quiet town. Bold but reckless, he plots to take advantage of the situation, schemes against Durai’s son, and escapes with the money alongside his girlfriend Smitha. With the windfall, they decide to transform the rundown mansion into a hotel, enlisting the help of a local caretaker named Sharath, who was once under Kiran’s father’s care, and Sharath’s sister, the bombshell Saranya.

As the hotel opens its doors, a string of grim events follows: a husband and wife, a newly married Tamil-Chinese couple with relatives, a wrestling coach, and a bodybuilder die after one night’s stay, and their bodies are buried in the backyard. The awful pattern continues until only the schoolkids and a teacher, sent by the local police inspector, survive. At first, Kiran and Smitha suspect Sharath, but the caretaker proves his innocence as a deeper, darker mystery unfolds.

A local digger eventually tips off the police after spotting four people digging on the estate; this prompts Kiran to confess his deception. The authorities reveal a chilling truth: the deceased guests died years ago, and they were the former owners who perished after buying the mansion. The case takes a supernatural turn when signs begin to appear after the ownership documents are signed in Kiran’s name, hinting at Mohini’s malevolent presence haunting the house.

Seeking help, the group encounters Adaikalam, a notorious con artist, and even kidnap him to the mansion as a way to uncover answers. They confront an old man living inside the house, whom they mistake for a thief, but he warns that he and others will die if they leave. He reveals the legend of Mohini, a spirit who would kill the house’s owner, and the haunting intensifies as Mohini starts to possess the people inside, driving them toward a deadly fate.

With midnight approaching and no escape in sight, the group is cornered. Just then, Durai reappears with his men, demanding the house in exchange for the money he thinks he’s owed. Kiran tries to warn them about the ghost, but the pressure to sign the papers persists. In a climactic turn, the spirits of the former owners surge through the mansion while Durai and his crew are left outside; the ghost completes its reckoning at the stroke of midnight. In the end, Kiran and his companions walk away from the haunted estate, carrying the memory of the night’s terror and the uneasy truth that some properties come with a curse as heavy as the money they seek.
