Jason, [Dean Kirkright], and Mick, [Sam Coward], nicknamed Donkey, plot a road trip to Charlie’s Farm, a place locals say is haunted. They persuade Natasha, [Tara Reid], Jason’s girlfriend, to bring along her best friend Melanie, [Allira Jaques], without revealing the site’s dark history. After hours of driving, the group stops at a pub for food and directions. A wary patron known as Old Blue, [Robert J. Mussett], warns them not to press on. A tense confrontation with another patron shifts the mood, but the stranger eventually relents and provides directions. Around the campfire later, Melanie and Natasha press Mick to share the tale of Charlie’s Farm, and he reluctantly recounts the grim legacy.
In the 1980s, John Wilson and his wife Meredith were farmers who descended into murder and cannibalism. The locals, led by Blue, confront the couple over a string of missing backpackers, including Amber, whom the pair had just murdered and eaten. After a heated argument, Blue shoots John dead while Meredith escapes with their mentally disabled son, Charlie. Meredith hides Charlie for a time, but is eventually captured, interrogated, and beaten to death by the townspeople while Charlie watches. The young boy vanishes from the scene, and he is presumed dead.
The next day, desperate to locate the farm, Jason calls their boxer friend Tony Stewart, [Kane Hodder], who warns them to proceed with extreme caution. When they reach the gate, the group decides to walk to the farmhouse. While exploring the house, Melanie finds an old teddy bear belonging to Charlie and decides to keep it as a memento. In the middle of the night, Melanie awakens to find a towering figure looming over them—the grown Charlie, though she rationalizes it as a dream.
Morning reveals two more backpackers, Gordon, [David Beamish], and Alyssa, [Genna Chanelle Hayes], arriving at the farm. The group splits up to explore. Gordon and Alyssa stumble upon a barn that appears to be Charlie’s base of operations. Charlie ambushes them, killing Gordon and Alyssa. Meanwhile, Mick and Melanie discover a lake and go for a swim, while Charlie watches from the dam.
Mick bravely confronts Charlie in the woods, and is killed. Melanie flees, pursued through the trees, and is killed when Charlie ruthlessly ends her life. Natasha and Jason locate another barn, but Natasha refuses to enter while Jason urges caution. Tony races to the Farm to check on them, and the situation escalates as Jason, having waited too long inside, signals Natasha to come in. Inside, Charlie roams freely and the situation quickly turns deadly.
Tony engages Charlie in a brutal hand-to-hand clash, and is slain. Jason is also killed when Charlie drains the life from him in front of Natasha. Natasha escapes but is captured and brought to an underground chamber, where she discovers numerous victims. Old Blue reappears to help Natasha escape, but Charlie catches up and kills Old Blue with an axe to the back. Natasha seizes Old Blue’s rifle and fires at Charlie, hitting him in the chest and seemingly killing him. She reaches Old Blue’s truck and escapes, but Charlie, who survives the gunshot, impales Natasha with the rifle, pulling out her guts and killing her. Charlie then drags her body back to his land, leaving the fate of Charlie and the farm shrouded in silence.
